The rent

  There are five-storey commercial buildings for French project, and each stall covers 200 ㎡. Investors need to pay 160,000 euros as alliance expense, and they have the right to operate for 20 years. If they transfer their stalls within 20 years, Jimei is the first assignee; the assignment fee is calculated based on the remaining number of years.

  For the entrants in 2009, they can enjoy such favorable policies as follows:

In the first year, the rent is free;

In the second year, the rent is 0.10 euros to 0.17 euros per sq.m. per day for different floors;

From third to fifth years, the rent increases 0.01euros annum;

After sixth year, the rent will be adjusted annually according to actual situations.

From sixth to tenth years, tenants joined in year 2009 would need to pay only 50% of rent paid by investor after 2009

For another ten years, the rent will be less than two-third of the rent paid by the tenants after 2009.

  For the tenants after 2010:

In the first year, the rent is 0.2 euros per sq.m. per day

From second to fifth years, the rent is 0.4 euros per sq.m. per day

From the 6th year, the rent will be adjusted annually according to actual situations.

  For Building 101, its offices on 3rd floor, 4th floor and 5th floor occupy an area of 20㎡ to 460 ㎡ respectively. In addition, some people and companies will gather here, such as French designers, studio, design companies full of innovation and China’s associations from different fields. They will provide latest design ideas for our tenants. The rent is 0.4 euros per sq.m. per day, and the years of renting is different from three to six and nine years.
